July Home Prices In Naples Rise 16 Percent

In the Naples area, overall pending and closed sales of homes in July increased in all market segments except the $300,000-and-under market, according to a recent report by the Naples Area Board of REALTORS (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island). The overall median closed price in July rose 16 percent in the 12 months to July from $225,000 to $260,000. High demand in the market for homes $300,000 and under resulted in a decrease in inventory of 25 percent in that segment. Overall, the inventory of active listings in the market fell 13 percent in the 12 months ending July. As a result, in the last 12 months, pending sales decreased from 975 in July 2013 to 845 in July. In the first seven months of 2014, a total of 5,952 closed sales were recorded. Currently 3,563 residential properties are listed.
